The Three Pickering Flood Types

1. Sump pump failure during storms. The most common Pickering flood call. West Shore, Frenchman's Bay, and the low-lying streets near the lake rely on sump systems because of the elevated water table — and pumps fail at 8-12 years, almost always mid-storm when the inflow is heaviest. The flood is usually clean groundwater (Category 1) but it soaks finished floors and drywall just the same, and it becomes Category 2 as it sits.

2. Sewer backup in the older neighbourhoods. The aging sewer infrastructure around Bay Ridges and parts of West Shore can surcharge during major rain events, pushing sanitary water up through basement floor drains. This is Category 3 black water — IICRC S500 requires removal of all porous materials it touched, plus antimicrobial treatment before rebuild. Pickering saw exactly this pattern in the 2013 storm and several events since.

3. Envelope and foundation flooding in newer subdivisions. Seaton, Rougemount, and the newer Amberlea and Highbush streets flood through window well overflow during downpours and cold joint seepage at the footing-wall seam. The volumes are smaller but the basements are almost always finished, so the damage per litre is high.
