Fire Behaves Differently Across Toronto's Housing Stock

Victorian and Edwardian houses. The pre-1930 semis and row houses of Cabbagetown, Riverdale, Parkdale, the Annex, and the Junction were often balloon-framed — open wall cavities running basement to attic that let fire and smoke travel vertically at speed. Shared party walls in row housing can carry smoke into the neighbouring home. Restoration in these houses is careful, surgical work: plaster and lath hold odour, original trim is irreplaceable, and asbestos is a near-certainty in any pre-1990 material we would need to disturb — tested before demolition, always.

Postwar houses. East York, North Toronto, and Etobicoke's mid-century stock burns most often from kitchen fires, aging electrical, and dryer lint fires in basement laundry rooms. The attic-smoke pattern is common: limited ventilation lets smoke saturate insulation, which then has to come out entirely.

Condos. A suite fire triggers sprinklers, and the sprinkler discharge frequently damages more units than the fire itself. Smoke migrates through corridors and shared HVAC. We restore the originating suite and smoke-affected neighbouring units, coordinate with property management on common elements, and document the loss path for the multi-insurer claims process.

Roughly half our Toronto fire calls are primarily smoke damage jobs — the fire was small or next door, but soot and odour have spread through the entire home. Soot is acidic and starts chemically attacking metals, fabrics, and finishes within 24 hours, so smoke-only losses are still emergencies. The cleanup is residue-specific under IICRC S700: dry chemical sponges for light dry soot, wet cleaning with degreasers for kitchen protein residue, and abrasive methods where heat has etched the surface. Using the wrong method sets the stain permanently.
